The dark, slightly slimy growth on a cold bedroom wall is usually a Cladosporium or Aspergillus colony, and in persistently wet fabric it can be Stachybotrys. All of them release spores and volatile compounds into the air of the room, and the people most affected are children, older occupants and anyone with asthma or a compromised immune system.
Since Awaab’s Law, black mould in rented housing is a compliance issue as well as a health one. We remediate to a defined standard and issue reporting that stands up to scrutiny from a housing officer or a solicitor.

From first reading to registered guarantee
The same five stages on every job, whether it is one wall or a whole property.
- 01
Assess exposure risk
Extent, location and occupant vulnerability recorded, with priority given to bedrooms of children and older residents.
- 02
Identify the moisture driver
Dew-point analysis and moisture readings to determine whether it is condensation, a leak or ingress.
- 03
Contained removal
Sheeting, HEPA extraction and controlled removal so spores are not dispersed through the property.
- 04
Substrate treatment
Biocidal application to kill the colony at depth, not just decolourise the surface.
- 05
Fabric correction
Ventilation, insulation or damp remediation so the surface no longer reaches dew point.
Everything this specification can cover
Your quotation lists only what your property needs. Anything not required is simply not on it.

- Occupant vulnerability assessment
- Contained, HEPA-extracted removal
- Biocidal substrate treatment
- Contaminated material stripping and disposal
- Air and surface sampling where required
- Awaab’s Law compliant written reporting
Black Mould Removal — answered
It is a recognised respiratory irritant and can trigger or worsen asthma and allergic reaction. Serious illness is uncommon in healthy adults but the risk to infants, older people and immunosuppressed occupants is taken seriously in current housing guidance.
Not usually. Containment keeps the works area isolated. For extensive contamination affecting a bedroom, we would discuss temporary relocation of that room’s use.
Drying washing indoors adds moisture, but the building still has to be capable of removing it. Our reports state the fabric contribution and the occupancy contribution separately.
