The problem

The dark, slightly slimy growth on a cold bedroom wall is usually a Cladosporium or Aspergillus colony, and in persistently wet fabric it can be Stachybotrys. All of them release spores and volatile compounds into the air of the room, and the people most affected are children, older occupants and anyone with asthma or a compromised immune system.

Since Awaab’s Law, black mould in rented housing is a compliance issue as well as a health one. We remediate to a defined standard and issue reporting that stands up to scrutiny from a housing officer or a solicitor.

It is a recognised respiratory irritant and can trigger or worsen asthma and allergic reaction. Serious illness is uncommon in healthy adults but the risk to infants, older people and immunosuppressed occupants is taken seriously in current housing guidance.

Drying washing indoors adds moisture, but the building still has to be capable of removing it. Our reports state the fabric contribution and the occupancy contribution separately.
