The problem

A chimney stack takes weather from every direction and has no roof over it. Eroded pointing, cracked flaunching, a missing cap on a disused flue or perished lead at the abutment all funnel water straight down into the breast below.

We repair or weatherproof the stack, renew the flashings and, where a flue is redundant, cap and ventilate it so it does not sit as a damp reservoir inside the house.

Chimney Repairs — answered

It removes a maintenance liability, but the stack may be doing useful structural and ventilation work. We assess before recommending removal over capping.

Hygroscopic salts left by soot and condensation draw moisture from humid air. It is a salt problem as much as a water problem, and needs a salt-retardant replaster.

Not fully. A sealed flue with no airflow becomes a damp reservoir. It needs capping at the top with a vent and a low-level vent inside.
